Buyer and Vendor Advocacy assisting a retired couple relocating from Mooloolaba to Noosa.
After first assisting them to negotiate the sale of their home, led by a great local agent, we then secured the perfect property which allowed them to be closer to family here in Noosa.
Clients were very hesitant to sell up and execute the relocation plan, initially, in fear that they wouldn’t be able to find their next home within their budget. They were very worried they’d be on the move with nowhere to go and almost pulled the pin on the whole project – in frustration of not finding the right property to move to.
Once their sale contract was sorted we then cranked the search efforts right up and within just a few weeks we had two properties on offer. Once was secured under contract with a due diligence period that allowed us to attend the second property’s auction the following weekend. We didn’t win the auction so we went unconditional on the first option, which is pictured below. This removed all the stress because we had secured a fall back which they loved and was actually their preferred of the two.
The asking price was $1,175,000. We saved our client $40,000 off the asking price to bring this down even lower, than the original budget, to $1,135,000. Our clients were wrapped because they had initially budgeted for $1,200,000 and we were also able to time the settlements to occur on the same day.
