Buyer Advocacy assisting a couple relocating back from overseas home to the Sunshine Coast.
After first meeting our clients in Noosa a few months back while visiting to begin their search, we formalised our relationship and the clients set off back overseas to begin working on their finance approval.
Once approved, we began the search more seriously, we progressed and sent their requirements out to all local agents.
We came across a few that suited but they were either too small, only one car garage or overpriced.
This property came up online on a Friday and by 2pm the same day I was in the property inspecting and the only party to have seen it. It’s first open home was scheduled for the following day, which was subsequently cancelled given we had already contracted to buy it on the Friday evening.
We negotiated a period of time for the buyer to conduct due diligence and in collaboration with the conveyencer allowing for all the relevant checks and searches to be made.
We extended to due diligence period by a few extra days, as we weren’t quite ready, and then went unconditional 9 days after signing the contract.
This deal is a good example of one that wasn’t quite ‘off-market’, but by acting swiftly we effectively took it off the market before anyone else got in to see it. This means we had no buyer competition at all.
